A well pressure tank is what keeps your pump from starting every time you open a faucet. Air sits above a bladder inside the tank. The pump fills the tank, the air squeezes down, and that stored pressure feeds the house between pump cycles. When the tank loses its air charge, the cushion is gone and the pump starts and stops over and over.
We replace well pressure tanks around Globe and across Gila County, plus the parts that go with them. That means pressure switches, gauges, tank tees and relief valves. The most common sign is a pump that kicks on and off every few seconds while a faucet runs. Pressure at the shower pulses instead of holding steady. The tank feels heavy top to bottom when you tap down the side. Press the air valve on top and water comes out instead of air.
First we shut the pump off and drain the water pressure off the tank. The air reading only counts with the pressure gone. Then a gauge on the air valve tells us whether the tank comes back or gets replaced.
Rapid cycling is hard on the whole system. Pump makers say excessive cycling creates heat that can damage motors, switches and controls. They also publish a minimum run cycle, roughly a minute on smaller pumps and two minutes on larger ones. A tank that cannot hold air takes that run time away.
The pressure switch starts the pump at the cut-in pressure and stops it at cut-out. Most homes run 30/50 or 40/60 psi, with 20 psi between the two numbers. Switch makers say that 20 psi spread is best for the pressure tank.
The tank precharge is set 2 psi below the cut-in setting. A 30/50 switch gets 28 psi in the tank and a 40/60 switch gets 38 psi. That number has to be read with the water pressure off, which is why the draining step matters. Set the precharge wrong and you get cycling and pressure that wanders.
Turning the switch up to chase better pressure is not the answer. Cut-out has to stay under what the pump can actually make, and switch makers cap it at 60 psi. Sand can plug the port that feeds the switch, which on an old well means cleaning out the well.
The water you draw between pump cycles is called drawdown. A bigger tank holds more drawdown, so the pump starts fewer times and runs longer when it does. Tank makers tie that straight to pump life. We size the tank to your pump so it runs long enough on every cycle.
Tank makers say a pressure tank should not freeze or sit where it gets past 130 degrees. In the high country toward Payson and Whiteriver, an unheated pump house gets cold enough to matter. Buried tanks belong below the frost line. Down around Globe the sun is the problem, so control boxes need shade past 90 degrees.
A constant pressure well pump works a different way. A controller reads a pressure sensor and speeds the pump motor up or down to hold one steady pressure. These systems still need a pressure tank, just a small one, and the precharge follows a different rule. Homes fed from a storage tank and a booster pump are covered under water storage tank systems.
